Not Every Roof Problem Needs a Replacement

Roof Repairs

There is a pattern that plays out thousands of times a year across North Carolina. A homeowner notices a water stain on their ceiling. They call a roofing company. The roofing company arrives, spends fifteen minutes on the roof, and tells the homeowner their roof is “at end of life” and needs a complete replacement — $15,000, $20,000, sometimes more. And in many cases, the replacement was never necessary. A two-hundred-dollar repair — a new pipe boot, a re-flashed chimney, a half-dozen replacement shingles — would have solved the actual problem and bought the existing roof another eight or ten years of service life.

At Above All Roofing & Construction, we approach roof repair fundamentally differently. Our goal is to solve the problem in front of you, not to maximize the size of the invoice. If a $250 repair will solve your leak, we will happily quote you a $250 repair. If your roof is 23 years old and failing in multiple places, we will tell you that too — and explain why a replacement is the better long-term investment. You will never hear us pressure you into a replacement you do not need.

Our repair division handles the full range of residential and commercial roof repair across the Triangle and coast — from an active drip in your living room at 10 p.m., to a suspicious brown stain on the ceiling that has been slowly growing, to a home inspection report that flagged your roof during a property sale.

How to Know If Repair Is the Right Answer

Repair vs. Replacement

The presence of a leak does not automatically mean your roof needs replacement. Most leaks have a discrete, repairable cause — a failed boot, a corroded flashing, a displaced shingle. Repair is almost always the right answer when the problem is isolated, the rest of the roof is in good condition, and the roof has meaningful remaining service life.

Replacement becomes the right answer when the roof is over 20 years old, when problems are occurring in multiple locations simultaneously, when the deck sheathing shows signs of water damage, or when an insurance-approved claim covers the replacement cost. We will tell you honestly which category you are in.

Schedule a Free Inspection
Single isolated leak or stain
Usually a discrete, repairable source — boot, flashing, or shingle issue.
Shingles missing after a windstorm
Direct replacement if the surrounding shingles are sound.
Flashing visible pulling away from chimney
Classic re-flashing repair — typically $500–$1,500.
New leak following HVAC or satellite work
Frequently a penetration seal issue — quick repair.
Roof under 15 years old with isolated damage
Almost always repair-appropriate if the rest of the roof is sound.
Storm damage with insurance claim
May be repair or replacement — we document both and let the claim scope drive it.
Roof over 20 years old, multiple problem areas
Likely replacement — we will be honest with you.

In most cases, yes. We carry a wide range of current Owens Corning and CertainTeed stock and can match most common products. If your original shingle is no longer in production, we will find the closest current match and show it to you on your roof before completing the work.

Yes. We document storm damage in Xactimate, meet your adjuster on-site, and handle supplement filing if the initial scope is incomplete. See our Storm & Hail Damage page for more detail.

Every repair we perform is backed by a written workmanship warranty. Beyond that, the honest answer is that our repair quality depends on diagnosing the correct source of the problem — which is why we walk every roof ourselves rather than estimating from the ground.

Absolutely — and we encourage it. Second opinions on replacement recommendations are one of the most common reasons homeowners call us. We will inspect your roof independently and tell you honestly what we find.
