The roofing company arrives, spends fifteen minutes on the roof, and tells the homeowner their roof is “at end of life” and needs a complete replacement — $15,000, $20,000, sometimes more. Missing or Wind-Lifted Shingles
NC's frequent high-wind events can lift, crease, or blow off shingles entirely — exposing the deck to direct water intrusion. We carry a wide range of Owens Corning and CertainTeed stock and can match most common products. If the exact match is no longer in production, we find the closest current match and show it to you before completing the work.
Damaged or Failed Flashing
Flashing — the metal sealing transitions between the roof and chimneys, walls, and dormers — is the single most common source of roof leaks. A roof can have perfectly sound shingles and still leak if the flashing is corroded, improperly installed, or detached. We re-flash chimneys, dormers, wall-to-roof transitions, skylight perimeters, and penetrations. New flashing is always installed in proper step-and-counter configuration — never relying solely on caulk.
Failed Pipe Boots & Vent Seals
Pipe boots have a notoriously short service life — most fail at 8–12 years, long before the surrounding shingles need replacement. When a pipe boot cracks or separates, water runs directly down the pipe into your attic. Replacement is a quick, inexpensive repair. We typically replace pipe boots as a bundle during any major repair visit.
Skylight Leaks
kylight leaks are usually caused by failed flashing or sealant — not the skylight itself. We repair skylight flashing, replace failed gasket seals, and replace the skylight unit when it has reached end of life. Velux is our primary skylight partner. Flashing repairs typically run a few hundred dollars; full unit replacement typically runs $800–$1,800 depending on size.
Chimney & Valley Leaks
Chimneys require step flashing, counter flashing, cricket construction on the uphill side, and proper crown and cap detail — the full combination must be right. Valleys concentrate water from large roof areas into a narrow channel; corroded valley metal or improperly woven shingles leak almost inevitably. We repair both with new metal flashing detail.
Hail Damage & Structural Issues
Hail "bruises" — soft spots where granules have been knocked loose — fail 3–5 years later if left unaddressed. We replace hail-bruised shingles and document damage for insurance claims in the claim-eligible window. We also handle sagging decking where water has infiltrated and rotted the plywood or OSB beneath the shingles.

How to Know If Repair Is the Right Answer
Repair vs. Replacement
The presence of a leak does not automatically mean your roof needs replacement. Most leaks have a discrete, repairable cause — a failed boot, a corroded flashing, a displaced shingle. Repair is almost always the right answer when the problem is isolated, the rest of the roof is in good condition, and the roof has meaningful remaining service life.
Replacement becomes the right answer when the roof is over 20 years old, when problems are occurring in multiple locations simultaneously, when the deck sheathing shows signs of water damage, or when an insurance-approved claim covers the replacement cost. We will tell you honestly which category you are in.
